Technology Visioning and Masterplanning
Connected Real Estate works with property developers during RIBA Stages 0 and 1, to define the technology solution for a new project.
The technology content in new developments is increasing significantly and so defining the technology requirement at the masterplanning stage, ensures appropriate space planning for communications rooms, risers, containment runs etc and that the technology masterplan proposed will deliver the outcome expected, both from building operation and tenant expectation perspectives.
Working with Connected Real Estate at the strategic definition stage, helps developers avoid costly downstream redesign work, cost plan additions and programme risk, by actively considering the technology requirements as part of the masterplanning process.
Connected Real Estate also works with developers to produce the technology employer’s requirements and design briefs, covering all aspects of a development’s technology design.
Client team technology support
Connected Real Estate works as an integral part of the client developer team, to manage a scheme’s technology requirements.
We work with commercial, retail and residential develop clients across the full RIBA Stage process, from Stage 0 Strategic Definition through design, construction and close out, to Stage 7 In use.
We can provide the level of service to meet your specific requirements, from a light touch overview, to a more detailed technology project manager role.
We prepare technology design briefs, specifications, reports and technology strategy papers. During construction, we offer a technology/systems integrator package management function, covering tender management, technical submittals, commercial support and cause and effect commissioning.
In-building 4G/5G mobile phone coverage
With the current trend away from fixed line desk phones to mobile phones and the increased reliance on smartphones and tablets for critical business functions, high quality multi-operator 4G signals throughout a building is becoming an expectation from commercial tenants and residents in multi-dwelling units.
Modern sustainable building designs and tall buildings provide challenging internal environments for an acceptable mobile phone signal level from the external transmitters. Cladding panels and windows with metallic coatings can significantly attenuate the 4G signal, to a point where the in-building data connection is unacceptably slow.
Connected Real Estate works with the 4 UK Mobile Network Operators and Neutral Host companies to provide in-building mobile signal enhancement for a development.
We offer a service to meet a developer or landlord’s specific requirements, including design brief, specification, tender process management and installation management.
Working with Connected Real Estate ensures that in-building mobile phone coverage is a key differentiator in a development and not a potential developer/landlord reputational risk.
Innovation, smarts, aaS
Technology is evolving at a rapid pace and the technology solutions for commercial and residential developments are no exception to this.
Customer expectations are also increasing significantly, and so developers and landlords should ensure that their development strategies take advantage of technology innovation.
Connected Real Estate provides strategic technology innovation advice to developers and landlords in key areas, including fibre to the property/superfast and ultrafast broadband and specifying the latest manufacturer products for CCTV and security, in-building 4G/5G mobile etc.
Connected Real Estate also provides strategy and procurement advice for the ‘as a service’ (aaS) model in both commercial and residential properties.
Smart technologies and intelligent buildings that think for themselves can reduce opex costs, leading to service charge reductions and more marketable buildings. Connected Real Estate provides smart building advice in areas including:

Room and desk management systems
